Getting started

LeadCruncher is a real estate data and outreach platform. You pull targeted property owner lists from county assessor, recorder and probate court records, find the people behind those properties with skip tracing, then reach them by phone, direct mail and email without leaving the platform.

No. There is no free trial and no demo account. Every plan is month to month with no contract and no setup fee, so the smallest commitment is a single month that you can cancel before it renews.

No. Monthly plans bill month to month and you can cancel at any time from your account. The Annual Package is the only plan paid for a full year up front, and it is discounted because of that.

Immediately. Your subscription activates as soon as payment goes through, so you can build your first filtered list and export or skip trace it in the same session.

No. LeadCruncher runs entirely in your web browser, including the dialer, so there is nothing to download and nothing to keep updated.

Pricing and billing

Assessors Data is $60 per month and includes Pre-Foreclosure data at no extra cost. Successors Data is $125 per month and Probate Leads is $125 per month. The Bundle Package combines all three for $250 per month, and the Annual Package is $2,200 per year.

The CRM, the Triple Line Dialer, Mail Merge letters, email templates and campaigns, the Data Manager and the Owner Verifier are included with every subscription. You pay for data, not for the tools that work on it.

The Bundle Package at $250 per month gives you all three data sets for less than buying them separately. The Annual Package at $2,200 per year is the same access paid up front for a full year, which works out cheaper again, and it draws from a single shared record pool instead of three separate ones.

Nothing stops working. Records beyond your monthly allowance are billed per extra record at the rate shown on your plan, so you can keep pulling lists during a busy month without upgrading.

Skip tracing is $0.25 per record, billed only on the records you choose to trace. It is never bundled into your monthly fee, so you are never paying for traces you did not run.

You can cancel from your account settings at any time. Your access stays live until the end of the billing period you have already paid for, and you will not be charged again after that.

Subscriptions are paid by credit or debit card, charged automatically at the start of each billing period.

Data and coverage

Assessors Data covers 160M+ property records. Pre-Foreclosure covers 1.4M+ records. Successors Data covers 4M+ records, and Probate Leads covers 600,000+ probate court filings.

Coverage spans all 50 states and 3,000+ counties. Depth varies by county because every county publishes its records differently, so the coverage page shows you what is actually available before you subscribe.

Assessors Data and Pre-Foreclosure are updated daily. Successors Data and Probate Leads are updated weekly, every Tuesday.

County probate courts publish their filings on a weekly schedule, so we refresh successor and probate records every Tuesday rather than claiming a daily feed we cannot deliver.

County assessor offices, county recorder offices and probate court filings. It is public record data, collected from the primary source and standardised so the same field means the same thing in every county.

It is property that has changed hands outside a normal sale. Roughly 60 percent is trust sales, 20 percent is joint tenancy transfers and 20 percent is pre-probate. These are owners who now hold a property they did not buy, which is why they sell more often than the average homeowner.

Yes. You filter by location, property type, value, equity, ownership type and more, and you see the record count update as you filter, so you know exactly what you are pulling before you pull it.

Skip tracing

Skip tracing takes a property record and finds the current contact details for the person behind it, including phone numbers and email addresses, so you can actually reach the owner instead of just knowing their name.

Our skip tracing runs at 98 percent accuracy, and around nine out of every ten records come back with contact details attached.

It is instant. Results come back in the platform straight away, so you can trace a list and start calling in the same sitting rather than waiting on a file to be returned.

Yes. New accounts receive free skip trace units to get started: 100 on an individual plan, 200 on the Bundle Package and 300 on the Annual Package.

No. They are granted once when you start, and they stay on your account until you use them. They are not topped up each month.

Calling and outreach

Yes. The Triple Line Dialer is included with every data subscription. There is no add-on fee and no separate dialer plan to buy.

Every data subscription includes calling minutes on the Triple Line Dialer, topped back up at the start of each billing month: 1,000 on an individual plan, 3,000 on the Bundle Package and 3,000 on the Annual Package. If you run out you can buy more at any time, and purchased minutes never expire.

It dials 3 lines at a time and connects you to whoever answers first, so you spend your time talking rather than listening to ring tone.

Yes. Each account supports up to 5 sub accounts, so your callers work their own lists while the call history stays in one place.

No. The dialer is voice only. Outbound texting is not part of the platform.

Yes. Mail Merge builds letters and envelopes from any list you have pulled, and the email tools let you build a template once and reuse it across campaigns, so owners who ignore a letter still hear from you.

Compliance and data use

Yes. Every record comes from publicly available county and court filings. You are responsible for how you use it, which means following the calling, mailing and emailing rules that apply to your business.

No. The dialer suppresses any number on the Do Not Call list you upload and maintain in your own account, but it does not check the National Do Not Call Registry for you. Registry compliance remains your responsibility.

No. The dialer does not manage calling windows or time zones for you. Build your lists by region and set your own dialing hours so you stay inside the rules that apply where you are calling.

No. LeadCruncher is not a consumer reporting agency as defined by the Fair Credit Reporting Act, and our data is not a consumer report. It must not be used to decide eligibility for credit, insurance, employment, housing or any other purpose covered by the FCRA.

The records you pull are yours to use in your own business under our terms of service. You can export them, work them in the CRM and keep them after you export.
